This lovely 3-bedroom flat had been on the market, empty, for 3 months with little interest and no offers. The vendor had relocated overseas and needed someone “on the ground” to look at it’s presentation objectively. We worked with a decorator to freshen it up and selected colors that would maximise it’s appeal.

Due to it’s location, size and guide price, it was the perfect home for a first time buyer. With that in mind we styled it with on-trend pieces, whilst retaining a modern contemporary feel, utilising art to match the personality of the buzzing local area.

The first buyer to see the flat, bought it, achieving the full asking price. A great result, given the investment in staging was a mere 0.3% of what the property sold for.

A great flat in a very cool part of London, this 1-bed Hackney flat looked incredibly small when it was empty. The owner, who had relocated back to Australia, wanted to sell the flat but needed the flat to sell for at least £30k more than the offers she had received when it was either rented or vacant.

We leveraged the light airiness of the property by using lighter fabrics and a contrasting monochrome pallet. Texture was our colour in this flat, at 530 square feet, we needed to make it feel spacious, but also demonstrate how the buyer/s would live in it.

After previously being on the market for 3 months, we are incredibly proud to say this property had three offers on the first day of viewings. The owner received the price she needed and was also super happy with the way we helped clear the flat, arranging for removal of old furniture and belongings left in the property.

The total investment on staging was 0.5% of the asking price. The biggest win was selling it at the first viewing.

Rush Common Mews, Brixton, SW2

A mid 80’s build, the owners lovingly extended and refurbished their house, increasing the square footage and making the kitchen / living area bigger and open plan. Working with the fresh smell of plaster, we leveraged the mid-century look the house now had with the furniture and soft furnishings selected. Working around builders and other trades, we were on a tight schedule. This project really demonstrated the importance of having a great relationship with your client (and their builders!) and we worked around the clock to get it ready in time for photography. We’ve just completed this project and it’s about to go on the market, so we’ll update soon!

This stunning Victorian house, set over 4 floors, boasted 5 bedrooms, 2 large reception rooms, an extensive kitchen/diner and 2 bathrooms. The property had been rented for several years, since the owners had relocated out of London. Consequently, it needed a light decorative refresh. Prior to staging the property we assessed what work was needed to help it achieve the highest possible price, sourced trades and project managed the work.

The house had previously been on the market for 3 months and not sold. After we staged the property, the owners accepted a fantastic offer just shy of the £1.75m price tag in under 3 weeks! Numbers wise, the cost of staging Upland Road was less than 0.5% of the asking price. Not bad considering the owners were considering reducing the asking price by over 5% when the property was empty.

Recently refurbished by a local developer, this 2-bed flat on Whateley Road in East Dulwich had an offer accepted the day after staging. Developer re-furbs are always interesting, as quite often bedrooms are prioritized over living space and square footage. With this project we ensured we sectioned out specific areas in the open plan kitchen / diner / living room. We heard that a lovely couple have bought the property, and we wish them all the happiness in the world in their new home.

Serviced Accommodation (SA) and HMO

Battersea High Street, Wandsworth, SW11

We worked with the investor and property sourcing agent to bring this 9-room, 3 kitchen, Airbnb property to the short term rental market. The brief was to create inviting, comfortable rooms for visitors and corporate tenants whilst keeping to a budget. Each room needed its own “wow” factor and individual features, but there also needed to be continuity in the property overall.

Once mood boards were agreed, we sourced furniture, soft-furnishings, kitchen and electrical essentials – negotiating with suppliers on price and delivery date. We styled the property for photography and are pleased to say that the property reached 100% occupancy within a week of launching. 5 star reviews all the way, and the guests are definitely enjoying the décor!

Abbotsford Court, Wembley, NW10

We worked with the client, to create a modern, comfortable look and feel, whilst working to a tight budget (and even tighter timeframe!)

With floor to ceiling windows, the flat was very bright and airy, enabling us to choose darker colours and richer textures. We also helped our client decide whether the flat should accommodate four or six people – given it’s proximity to Wembley stadium and other amenities.

The flat is proving popular with guests, who are noting the modern but homely feel.
